Relocating to Red Hawk Ranch

Located about 15 minutes outside of Kimball Junction, Red Hawk may feel remote but it's really not too far from town. If you're looking for a home in a secluded and private location, Red Hawk might be ideal. This beautiful neighborhood has existing homes as well as homesites with properties starting at about $1.9 million. The homeowner association encourages and promotes the preservation and protection of wildlife in the area while enjoying the privileges and responsibilities of native pastureland. The goal is to protect the native habitat for bedding and birthing of all native wildlife so if you enjoy deer wandering through your yard, natural game trails and drinking areas to preserve natural trees and shrubs cover, Red Hawk might be for you.

Red Hawk Ranch stretches north to south from the northern border of Silver Creek to the southern border of Pine Meadows. It is primarily vegetation with wildflowers, sage, mountain Maple and Aspen for at higher elevations. It offers its own water system and well-maintained dirt road system at about half of the lots have homes already constructed upon with full-time residents.

Red Hawk Ranch has its own covenants, conditions, and restrictions with the Board of Directors each having specific responsibilities to help the Ranch operate effectively. If you are building your own home, there is an access gate that contractors are responsible for controlling. There are several protected zone as well as a private, equestrian development and wildlife preserve with a strong emphasis on maintaining and protecting the natural beauty of the area. Lots may not be subdivided and no buildings or improvements are allowed in certain zones as well as no motor vehicles of any type. All improvements to property must have the approval of the environmental community as well as grading and excavating, driveways and road construction, removal of trees and natural vegetation or erection of any temporary or permanent structures or signs. There are certain building constructions and restrictions that should be adhered to for homeowners building their own homes.

Red Hawk Ranch operates its own private water system consisting of wells and storage tanks. Most of these are adequate for all household needs but are not designed to provide water for irrigation or extensive outdoor watering. All roads are private and maintained by the Association.

Association fees are currently as posted: $10,000 water hookup fee, $500 automatic gate fee, one dollar per square foot of residence road fee or a minimum of $3500, $500 architectural review fee and ongoing yearly HOA fees for homeowners, empty lots, and owners that are not water users.
